Deck Resurface Coatings – Do They Work?
Homeowners are always looking for an alternative to deck replacement. When wood is neglected, it can be expensive to have it restored or replaced. Companies like Behr, Rust-Oleum, and Olympic are selling deck resurface products. They claim they are the smart alternative to deck replacement. They can be applied to wood surfaces such as decks, stairs, docks, composite decking, etc. So, is it a good alternative or just a waste of time and money?
Deck Resurface products are similar to an extremely thick paint. They are designed to mask the wood and fill large cracks or voids. Deck resurfacer coatings will not show any wood grain. Please note that this product is far beyond conventional wood restoration.
Why use Deck Resurface Products?
The one plus reported by deck restoration professionals is that these products have little sign of UV fading. This, however, is typical for most solid paint or opaque stains because of the high volume of pigment.
Another benefit of using a deck resurface product is the wide range of colors. Because these products are more like solid, thick paint, companies can offer consumers unlimited custom color choices.

1. Deck Resurface Coatings Peel
My tests and seeing these coatings in the real world show that despite what the manufacturers claim, these products are prone to peeling. Peeling is always an issue with any film-forming product. It still seems to stand true that anything subjected to the elements will not hold up for more than a couple of years.

2. Deck Resurface Coatings are Impossible to Remove
Another issue with deck resurfacing products is that they create many maintenance and removal issues. With conventional wood restoration, the ease of maintenance using a wood stain helps the deck look so good for many years. With deck resurfacing, maintenance is a chore. Good luck trying to remove such a thick, heavy product. Once the product is on the deck, you may be stuck with it or need to replace the wood. Conventional deck stripper will not remove Deck Resurface Coatings, leaving your options to remove with heavy sanding or scraping.

3. Deck Resurface Coatings Cause Rotting of Wood
The third issue is that most deck resurface coatings do not allow the wood to breathe. They coat the surface 100%, leading to dry rot and, eventually, deck replacement. When the coating cannot breathe, the rotting starts from the bottom up and traps moisture.

4. Deck Resurface Coatings are Costly
The cost per square foot for a deck resurface product is extremely high. This is mostly due to the poor coverage rate of these product(s). The average cost is around $1-2 per foot, which is astronomical compared to conventional wood restoration stains.
So, despite the manufacturers’ claims that the product lasts many years, I see firsthand that these products fail and peel within two years. They are expensive to apply, have a horrible coverage rate, create rotting wood, and are hot to the touch in direct sunlight.

I had previously written about my nightmare experience with Behr Deckover. After many weeks of negotiating with Behr (I did NOT keep receipts from 4 years ago and Home Depot cannot recover them, but Behr did send me a check for about $100 to cover the cost of purchasing a Random Orbital sander (Ridgid-$40) and 3 packages of 50 each 60 grit hook and loop pads ($20/pack at HD). I actually counted the hours it took for me to remove this stuff..140. Yes, I am a 66 year old woman who spent 140 hours sitting on the deck with the sander attached to a wet dry vac (this generates an enormous amount of dust as the paint disintegrates) and I still could not get it off the heads of the screws or under the railing. That is the ONLY way to removes this stuff. I ended up spending another $60 for 40 grit sticky pads because the 60 grit was not doing the job. This has been a costly nightmare. NO chemical will remove this mess because it is latex, not solvent based. I read the reviews here for sealers and went with ready Seal Mahagony and we are very happy with the results. 2 coats and I may put a third. If I could remember my password, I would log on and add pictures. I may do that at some point, as I took before and after shots.
Used deck over last year instead of re-staining. HUGE MISTAKE. Peeling all over, multiple boards are rotting out, now I'm literally tearing the boards out (because the nails are rusted in and deteriorating) to spend almost, if not more than $1000 on replacing my decking and re-designing my custom stairs because of the wood routing into the supports. I am contacting the company possibly a lawyer (there is a class action lawsuit). Basically the paint traps any moisture and the boards deteriorate. I was really excited to use this product now have 2.5 gallons left that I have to pay to dispose of, terrible product.
I used the Behr Deckover two years ago and have the same results. Peeling everywhere. I have had two guys working on my deck for three and a half days and we are finally getting some of the paint off, but, there is still much to do to get it out of the cracks and from between the boards. Behr sent me 4 buckets to replace it with but I have decided to not use their deckover on my deck. If only I can get it all off. Probably looking at two to three more days. Rented Sander for 4 days now and also rented a 4×24 belt sander and using my belt sander. My cost so far has exceeded 500.00 plus and still have to come up with something to put back down.
I live in Florida, and used Behr deck over on new treated pine, on my deck I built three years ago. The deck over has peeled and cracked. Several boards have rotted. Huge waste of time and money.

After talking to Armstrong-Clark I purchased two gallons of the semi-transparent dark stain for my well worn deck, and one gallon of transparent stain. I first used Defy stripper and Defy Brightener. The next day I stained the deck and was most disappointed. All the wood flaws were there in the pressure treated wood, The stain didn't mask the cracks, or knot holes, and there was no sheen like the previous stain. It looks like I just hosed it down with water.
I know I have to redo it, but my questions are: Do I have strip it down and reuse brightener before applying new stain? I am afraid to use the deck restore products because of their reviews, except the Gulf Synthetic, But for 400 sq. ft., it's about $800.00 including the prep. Is there anything I can use to fill in the flaws, and have a handsome deck for less $$? I'd settle for an opaque, or even paint at this point.
The only way to mask is to use something that is solid in color. This would be a solid color deck stain or a product like the Deck Revive. Yes you should strip and brighten for the prep.
How do you get this stuff off- it peels off in places but can hardly sand off the other areas . Will anything eat this off ?
Sanding and scrapping to remove seems to be your best option.
I used a drum sander. It is usually used for interior hardwood floors but the people at the big box store let me rent it despite all the warning labels on the machine stating it should not be used on pressure treated wood. And it worked great. At first I rented the deck sander which is an orbital sander and it did not work but I went back and insisted on a drum sander. Its far from a clean slate but good enough.
Make sure that if you sand PTP that is older CCA, you use a dusk mask. There is arsenic in it.
We tried everything including a product we were told for-sure would eat it up but didn't even make a dent in it, pressure washer, boiling water and scrapers, etc. Ended up using 36 grit sand paper on a rotary sander (on hands and knees) to get it off and followed up with a finer grit paper. Our wood looks like new and we are finally ready to sand. A ton of work but worth it to get rid of the stuff. No easy answers. If you do sand, use a facemask and eye protection as I've heard the stuff can cause lung cancer.
A caustic paint stripper should remove it, if you let it set on the paint for about 1/2 an hour, then hit it with a pressure washer.
I used the Rust Oleun 10x product on my deck in 2013. All the product has wither chipped, flaked or washed away in walkway areas. Due to the thickness of the product it's almost impossible to remove. I am stuck adding more coats of this overpriced sealant. You cannot clean or remove it. Only way to correct this purchase is to replace the flooring on your deck.
I think if you apply the deck start primer on dry cleaned wood that is what is separating the poor from the good comments here. I talked to HD and that is what they said was a must. Plus, even in CR magazine, the best solid stains are only tested three years out and then are expected to have some peeling issues after that. It is so challenging to take this stuff off as I just found out though.
My deck is 25 yrs old, cedar. one solid color stain 10 yrs ago. 90% of deck is good shape and is now weathered gray. Rotted/water damaged boards replaced. Would like to sand but have numerous screw heads that have popped up that would cause damage. What to do? Want to have a colored finish.

I strongly disagree! Sanding any deck is not practical. A deck is not like an interior wood floor that is completely level. The obvious question is how do you sand spindles balusters? If 90% of the stain has weathered Grey I would recommend using a chemical stripper and a light power washing to remove the remaining stain.
We strip all decks when possible and believe that you only sand if needed. Solid stains cannot be stripped in most cases, that is why we suggested sanding will be needed.
A year ago this past April 2015 I built a six-sided polygon deck from Pressure Treated deck boards. The total size is roughly 300 sq feet. This deck cost about $2500 not including my labor. This past April, 2016, after a year of 'seasoning' of the wood, I cleaned the wood and used Deck Over (textured for the deck and Non-textured for the rails.) We selected Behr since we had good results using this material on our concrete patios. It is now August 2016 and the Deck Over is terrible for the outside wood deck. Both the textured and non-textured is peeling up, chipping off and has become an eye sore.
I purchased the Deck Over from Home Depot and went to the store for advice. I was informed by HD personnel they’ve had numerous complaints and apparently this chipping a bubbling of the Deck Over has been a problem in Florida.
I called Behr and the company is sending me new product without cost- Total of 7 gallons of non-textured Deck Over with instructions to scrape and sand the deck and recoat with new product.
I’m not a professional contractor but rather a DYI’er and have spent many thousands of dollars remodeling several properties and projects over the years. I know this is the only option but I must say, this troubles me. Not only is the product junk and I will not buy any new Behr products, I’m also annoyed with Home Depot for apparently the issue with the Deck Over in FL is something they knew about and didn’t convey the message to buyers.

It is an issue everywhere, not just FL.
These products require preparation steps be taken. If they are not taken the product will fail. When I believe I know how to do something and fail to read the instructions failure is to be had. Yes these products are much more difficult to remove and yet if I come in and try to do it my way again failure will be the result. To remove any of these products there are specific tools and abrasives to remove more efficiently. Power washing doesn't do it all. Sandpaper clogs up. Just as with the label instructions that I have to know, if I want success I must follow the removal steps suggested by the manufacturer. No short cuts, no relying on my experience for these products. Unique products, unique preparation, unique application, unique removal. For the benefits that I get on my deck I have drawbacks that I must take into account before i choose these products.
So what was the instructions for removal of this stuff. .?
I too have used Behr deckover paint and I am simply appalled at the results!! After one year it pealed in sheets!! I had to have the deck power washed to get most of it off and yet there are spots that need to be sanded especially between the deck boards!!

My name is chris bradley I own a company that did a deck the customer bought berh deck over against my advice we redid it 3 times it faild I refused to do it a third told her it was not my fault but hers she never paid pulled some strings shes a cop and her husbands a federal marshal he loved showing off his gun to me and my son in a threatening manner they held a court hearing without my knowledge and I some how lost a judgment for 8000 dollars when it was only an 800 dollar deck that they never paid for at all and even if they did I already spent over 2000 on labor and material then they waited until Christmas to freeze all my bank account and now ive lost my business and cant even afford a lawyer to help. So much for the American dream!
First I have to say it is unfortunate that these products are marketed as diy. They take a lot of prep to be done correctly. I have seen very many failures that were done by homeowners and "professional painters" yeah right everyone is a professional painter these days. So I have completed over 50 decks and have not had one single failure. These products do have flaws but peeling and flaking is caused by poor prep. Sorry to break it to all of you weekend warriors but you did not prep properly. And all of you saying pressurewashing causes this. I pressure wash all of them first.
1.replace all rotten wood with kiln dried wood
2. Wet deck with water
3.allow deck cleaner to sit on surface for 15 minutes
5. Pressurewash deck
6. Allow deck to dry for one day
7. Set nails or drive all screws
8. Remove any burs with 60 grit sand paper (imperative that you have a keen eye for any burs)
9. Cover decking with tarp so you can apply product in the shade.
10. stain spindles (all verticle surfaces) with solid body acrylic stain.
11. Stain edges of deck boards with solid body acrylic stain, you don't want to see bare wood in between boards.
12. Apply resurfacer my go to is deck over. Use a 1/2 inch thickness roller nap no wider than your decking. Work into cracks against the grain and then texture with the grain down the length of the board work full length of board and maintain a wet edge. Allow to dry and recoat. If done correctly two coats should fill all cracks. A third coat may be needed.
Step 13. Top coat decking with…… Oops can't say patent pending. This topcoat fixes the flaws I have found ( after some time cracks slightly open back up and these coatings hold dirt and dust. This topcoat fixes this.
Thanks for the advice, what if the deck already has a red deck over on it and we want to replace w gray? Do we have to sand it off or can we cover the old w the new after prepping this way?
You can cover the old with the new as long as the old is not peeling.
I think you are mistaken, hence the Rustoleum class action suit which Rustoleum LOST.

I have had so many issues getting my old peeling Restore off my decks. The only remedy I found was pouring boiling water on the paint, it peels right up! Here's a good YouTube video to watch that explains how to peel it up:

Never use this product. It should not be on the market. The paint peels off after one winter.
We used Behr DeckOver and it peeled, bubbled, and cracked after one mild Alaskan winter. Very disappointed. When we returned to Home Depot to find a product to remove it, they assured us that the Wood and Stain Finish Stripper would remove it easily– another useless product (at least for an acrylic based coating). Now we have a deck that looks much worse than it did before we "treated" it and there is nothing we can do to fix it. Avoid DeckOver and save yourself a lot of grief and money!
I use Pittsburg revitalize on my deck base. Called the chippy for the prep advice. I cleaned my deck per their recommendation. I was told it would not be hot on the feet. I purchased Oxford brown as I loved that deep brown color. It burnt not only the bottoms of our feet but or cats and dogs too. It was horribly hot. It did though look amazing. It was not super tough to apply either. Next spring half my deck peeled off. I have used every product and now my deck base is ruined. It was not in bad shape prior. We had a pool and wanted the non slip effect. I have 2 summers trying to get it all off. I think I am going to have to rent a sander. I do not recommend this product on your wood deck.
On another note. I did also put revitalize down on a new concrete patio we wanted to have color and protection. It went on great. This is the 3rd summer with it. I pressure wash it all the time and it still looks wonderful. It silk had the wonderful color and has not faded. I highly recommend this for concrete.
I am in the middle of applying Rescue It on my deck. The first coat has been applied. Why is it still tacky?.
I coated my deck with Cedar Side oil treatment maybe 7 years ago. It looks grey and dull now. Can I put a good stain over it like TWP and hope it lasts 3 years or so??
As long as you prep to remove the gray, it should be fine to stain.
We used Behr Deck Over on our deck in June 2014. It was peeling and chipping off by the next summer. We scraped and sanded, cleaned and tried to touch up with more deck over. It was peeling badly by the end of the summer. Getting it off is a nightmare! The worst experience with this product however, is the fact that it gets very hot. This is on a lower deck by our pool. We had a three year old little boy run across the deck without shoes and received 3rd degree burns on the bottom of his feet. Home Depot told me they never heard of the product getting hot. This product is not only crap but dangerous!
I am having the same problem. I was told that i cant save my deck… if I keep prim product on it, it will continue to peel… I have to replace it or look at it being ugly.
Very happy to have found this site and review. I too am one that was going to use the PIttsburg Revitalize or Cabot Deck Correct. My deck is probably 20+ years old. 1/3 of it is covered, but the rest is under a tree and in the open. I finished powerwashing it Saturday. Looks great. I originally wanted to stain it, but I want something that will last more than a couple years. Do you all have any recommendations?

It's trully a surprise to see these recent Revirews/Ratings for this product. Within two New England seasons the deck "resrorater" failed. We are not left with spending hours of hour of our personal time and thousands of dollars in removal and replacement materials to attend to regain the deck we once enjoyed. This product was applied precisely as instructed. However, nothwithztanding the manufacturer's desciptions and warranties. – they each failed horrendously. Avoid at all costa!
We prepped our deck for weeks. Replaced old boards. Within one summer it was flaking off. Looked awful. We are in Michigan and the winters are rough. The replacement boards looked great but the older boards in which the Behr Deckover was supposed to restore, didn't!!! If you have newer boards it works fine but it definitely didn't stand up to the restore old deck adage!!!
Yep. The complaints are true. Spent a ton of money to restore our deck only to have peeling, bubbling and HOT, plus slivers and peeled pieces everywhere. Now…….trying to power wash it off so we can make it safe to walk on and less messy, and we are ruining the deck boards with the amount of pressure required to get it off. Stupid product.
We buit a new deck in the fall of 2013. Advised that the wood should cure one year before appying any sort of stain or paint, we waited until spring of 2015 before deciding on a product to use. We live in north central Pennsylvania and wanted to make sure that the product could withstand the winters here. After researching and speaking to representatives from Lowes, we decided to use Restore. This decision was made in part because of the product claims to be long lasting. As my husband has health issues, we were looking for something that would not have to be redone every couple of years to look good. This was a major disappointment! Not even one year later our deck is peeling or bubbling everywhere. Now we will have to remove the Restore before being able to once again cover it with a product to protect it. Completely disappointed 🙁

All the complaints are true. Purchased deck over in 2014. Again in 2015 (questioned my 2014 prep). Now in 2016 I am once again removing the product. If the product is under a covered area and not exposed to elements it's not bad, but the word (deck) indicates an exterior product. Found this site while looking for new solution. Any suggestion would be appreciated. Now questioning Berh granite grip for around the pool.
Behr deck sealer semi no good at all. Peeled and flaked off after first winter. It was applied correctly. Wasted money on this crap.
Rust Oleum Restore 10x do not put this on your deck. A lot of time was spent preparing the deck, many many hours and $$$$ and when it was painted it looked so nice! Well I've gone thru one New England winter and now I can peel it off.What a mess. I'm amazed that this Lifetime Warranty paint, well that's what it says on the large pails that I bought, is still on the market. I'd love my $$$ back and also $50 an hour for all the time and effort spent on this project. Pretty disappointing product.
This product is CRAP! Please don't waste your time or MONEY! Lots of money!!! I put this on two of my decks last year, followed the directions to a T and it is bubbling and about to peel. Very disappointed in Behr.
I must be one of the rare people with positive results. Live in SE MI. where there's both very hot as well as cold. Used Behr Deckover (3) yrs. ago and worked great. Cleaned with power washer only, no cleaners. Sanded rough spots, sprinters, etc. .. Dried well and applied some time in July. Pudding like product applied with heavy napped roller.
Anyway, worked great .. hot summers and yes, surface can be hot. I've used other sealants which I was resurfacing almost every other, if not every year, however this worked the best .. No cracking, pealing, etc. And we shovel the deck frequently in winter as we use year round. Did not crack/break surface. I used a Scotts cleaner on it a couple weeks ago without any issues. Sorry if this doesn't help others .. It worked for me .. JB

Appreciate it. As mentioned, can't complain .. And forgot to mention that my deck is (22) yrs. old. I do have a few very small chips but they are in areas where it could very easily get knicked by whatever. Thought about replacing the deck boards with a composite like Trex, but deck boards are still in good shape and pretty solid. So decided to just replace the railings. They take more of a beating then the deck .. The railings have been replaced, this will be the 3rd time. Had enough of wood. And no matter what I used to seal, they always and eventually turned black .. Sanding wouldn't remove the dirt gets so embedded. So replacing posts and railings with Trex .. JB
We live in Minnesota and need to do a deck restore. Is this beer product a solid color and oil base? I have powerwash ed already. How was it with filling crack. I seen some deck restores that peel the following spring after rhetoric first winter. Scared, just want a good product for extreme weather.

I used Behr deckover three years ago, this is the worst crap I have ever used. major peeling after first year and every year after. I would never use any Behr product ever again. lost a customer because of poor performance of very expensive product that said it could cure my deck issues. too bad Behr.
Used Restore-It 2 in 2014 using my vacation time(!) to do the whole project because it was quite time intensive. I spent many, many hours cleaning and drying the old treated deck. After that first winter, the paint was peeling and cracking; the steps just washed right off! Rustoleum gave me all my money back but how do you compensate for all of the time plus all of the time to redo the entire project!? I'm now in the middle of researching all of the best possible options for redoing the work… Looking into that lawsuit right now…
Hi so I'm reading all these reviews about deck over and restore it. I'm about to restain my deck. It's a older deck I'd say about 15 years old. I stripped it using BEHR PREMIUM® Wood Stain & Finish Stripper and power washing. Then I sanded it using 60 grit paper. Finally I prepped it using BEHR PREMIUM® All-In-One Wood Cleaner. I was going to use the deck over until I started seeing all these reviews. What stain or deck resurfacer would be best for me to use. The deck does have some cracks and holes and not sure what to do now. Looking for some advice please. Thank You.

I applied Rustoleum Restore 4X last year at great cost and effort thinking it would protect my aging deck and I wouldn't have to do it again for a couple of years. This year it is cracked and peeling all over. I just spent the entire day trying to pressure wash and scrape and I am so dicouraged I want to just scream! It is not coming off. I have maybe 1/20th of the deck done, and not even completely as it just doesn't come off. It is a complete nightmare!!! The only thing I think I can do is to replace the entire deck!! I am so mad right now reading these other similar reviews I can't even think.
I used this on a large deck around my pool. AWFUL! The winter I noticed it peeling! It is a mess. HOW DO I GET THIS STUFF OFF!!!
Home Depot is selling these deck restore products with a $10 per gallon rebate (or $40 for a larger bucket) for their Memorial Day sale. Lowes is doing the same. The Rust Oleum Restore 10x is now only about $40 (with the rebate) for a large bucket which will cover 140 sf with two coats. The other brands like Behr Deckover cost more but can still get the rebates. Rust Oleum is selling a new Restore Primer to use after prepping the deck, and supposedly the new primer plus good prep, etc. will help prevent the peeling issues that other people have experienced. I bought some for our deck and hopefully this new method will work.

This deck over product is a big big joke and ripoff . I strongly recommend that you stay away from this product . Was led to believe that this was the answer to my problems with my 5 year old deck. What a joke! Spent many hours prepping my deck which is about 1200sq ft and applying deck over , after 2 months started to peel and bubble. Scraped the entire deck and reapplied another coat and now the very same problem. This stuff is crap, don't buy it!!
I am so glad I read all these reviews. I saw deck over at Home Depot and thought what a great product. But before buying thought I'd check it out. Makes me sick to see how horrible all these products turned out, but makes me sicker that Home Depot continues to sell it and refuses to help. I also think that it's reprehensible that the makers of the product continue to peddle it! look at the companies that produce these products and think twice about buying anything from them! It's obvious that quality is not what they sell!! Also think those that responded that all these people didn't prep or did something wrong are either representatives of the companies or just self righteous idiots!!!!
I have used this product for over 3 years on at least 40 decks and I have not had a single issue. It's not only important to prep properly but to apply it properly. One crucial step that is most commonly skipped I's sealing each boards edge with solid body stain before applying the resurfacer.
THIS IS A HORRIBLE PRODUCT. This product was a lengthy process to apply and costly . I have a 12x14and a 12 x16 deck attached .After a year it started peeling up. I contacted Behr recently and they did send me out stain and deck cleaner and are also paying for a deck sander. The problem is even though it is peeling . YOU CANNOT GET THIS OFF YOUR DECK,we power washed first and then sanded. This product is so thick even the sand paper wont get through it. We spent all day yesterday sanding top level and it still not coming all off. We yet to even start the lower er level that is 14×16. This stuff is impossible to get off. Behr should have to pay to replace the decking boards. I am so upset you just do not get anywhere removing this product. The only thing to do is replace all the boards which is well over a thousand dollars. never mind you cant even get to the head of the screws to get off the board because they are complealty filed in. The only way to fix this is to replace the entire deck. THIS IS A TOTAL NIGHTMARE. t
I have now used Behr deck over for the last time. the first time it was a bad batch but Behr took care of the problem and paid for the products to remove the Behr deck over paint that was pealing up. but not the labor. It replaced the product with their best one and now 2 years later I am having the same problem with pealing paint. my deck is only 9 year old now and to replace it would cost me $15,000. I will never paint or use any Behr deck over paint
We used rescue it 2 yrs ago and our deck is rotting now. Still have receipt
Bought Deckover, live in NW. 1 year later it was already peeling! :/ i just want my old stained deck back! I wonder how to remedy this! I dont think pressure washing is a good idea.
We power washed with using a buffer and it still didn't all come off. I'm going to try the Olmpic brand and see that lasts longer than 1.5 years
Olypic Restore It is the worst product i ever purchased. I would never consider buying anything from Rustoleum or Olympic again.
I've been working on removing it with a putty knife. It seems to be working, comes off in large pieces, but it will probably take quite a while.
Can you apply anything over a deck over product?
Cannot fix a bad product by adding something on top. The new coating will be at the mercy of the Behr Deckover failure.
We, like the rest of you, have a peeling deck after 8 months in Ohio. We used Olympic Rescue It. But my question is, now that we know the product doesn't work, now what do we do with what we are left with? We have a grey stained peeling deck. We cant powerwash every morsel of the deck to remove the grey! Suggestions please!!
Only way to remove is sand and scrape.
You review is very helpful, took me two days to take paint off. Please don't use deck over. Renewal of paint is very time consuming and painful task
How did you get the paint off? We are having a terrible time, and don't know what else to try to get it off short of a paint scraper and a lot of time.
